Project Overview
Royal worked closely with a local developer to create construction documents for 12 homes in the Patterson Point development in the Algiers Point neighborhood of New Orleans. The project included one-, two-, and three-story houses with large open floor plans, expansive kitchens, large windows, and sizeable primary bedroom suites. The house designs typically included raised foundations, timber frames, concrete porches, and Hardie siding.
Project Work and Royal Solutions
The developer created a unique aesthetic marrying the traditional building proportions of New Orleans with modernized building methods. The end product varied from a classic New Orleans look to a very contemporary style. Royal’s architects and engineers focused on cost and constructability during the design process while maintaining the developer’s desired aesthetic. In addition, Royal’s structural group presented an efficient design strategy for the one-story houses featuring a shallow foundation that saved the project significant costs. We also worked with the contractor to design the framing and foundation to reduce concrete and CMU block quantities. Today, the neighborhood is a highly sought after address in the city, in part, due to the high-quality design and construction.
